The rest of this issue of allPM.com discusses “green” projects and the practice of managing projects that create earth-friendly products like ecologically sound buildings and the like. I’m sure that most of us would elect earth-friendly procedures in our projects when the options are presented to us. Unfortunately in the field of project management, that option is not a common one. It’s hard to identify, much less practice, green management when your project is to create the content for a website touting the company’s new product. Or you are managing a group of programmers engaged in writing software to generate new compliance reports for Sarbanes-Oxley.

In the middle of the southern Nevada desert, an evolution is taking place that includes a multitude of visionary architects, designers, engineers and a workforce of over 1000 individuals. MGM MIRAGE, one of the world’s leading resort and gaming companies, is over half way towards completing a major project on 76 acres right in the middle of the Las Vegas Strip. The project, the largest privately funded commercial development project of $7.4 billion, will open in late 2009 and includes two luxurious non-gaming hotels – the Mandarin Oriental, Las Vegas and the Harmon Hotel, Spa & Residences, the Crystals, a retail and entertainment establishment featuring high-end shopping and dining. In the center of this all will be CityCenter’s casino resort.

The word “green” is not new to project management. We often use “green” to report the status or the health of a project that is currently in good shape. Green can mean several things to project managers – everything is going well, it is OK to start, it is OK to keep moving forward, there are no obstructions etc. Green is also associated with low risk items that may be encountered during project execution. Basically green can be interpreted in the project management environment as a temporary state of well being for the project and the project team. Temporary is part of the description because project managers have become accustomed to sudden unexpected changes in status and new challenging situations that can almost instantly change the condition of the project.

I’ve been working on a project recently that includes a contractor, the material dealer, and of course, me. In this situation, I’m the homeowner. The project should not have taken more than about two months and seeing how it started in February 2008, it really should be ready to wrap up if not already be wrapped. However… it is not. Why you may ask… the answer: Paperwork. In this day and age of electronic forms and on-line claims, it is incomprehensible to me that the most complicated piece of this is coordinating the paperwork – and I do mean literal PAPER work – that needs to be completed.

Financial and budgetary metrics are fairly standard and easily understood from a business management perspective. Scheduling and cost metrics are also well established for the management of projects. There are other important types of metrics which every organization should track in order to monitor performance and help prioritize improvement efforts and projects. Strategic business measures, process measures, and quality measures are vital for understanding business performance and can assist leadership in determining the types of projects necessary to continuously improve results.

Risk management is all about the future. Of course we are also interested in the past, to learn from what has happened before, to avoid making the same mistakes again, and to capture opportunities that we previously missed. But the main focus of risk management is looking to the future, to see what might be coming, and to get as ready as possible. Risk management is like a forward-looking radar, scanning the uncertain future ahead of us, trying to pick out the main features, both good and bad. The aim is to give us as much time as possible to decide what to do, with enough time to actually do it. Then we can steer away from things that might harm us (threats), and aim towards things that might help us (opportunities).
